Presentation 1

  • Presenter: Jasmine Avalos

  • Abstract: This presentation focuses on an active facade project we have at a high-rise apartment building in Chicago. The exterior facade consists of exposed concrete formed to replicate stone cladding. BTC has been involved with this building for 10 years and has been completing the building’s Ongoing Facade Inspections since our involvement 10 years ago. After completing the 2022 Ongoing Facade Inspection, BTC had recommended a voluntary critical exam be performed and the findings led to the commencement of our current project. This presentation discusses the solutions we had for the following challenges we faced during the construction phase; location being in a high-end area (outdoor restaurant seating below, neighbor delays), unexpected post-tension anchors, reinforcement not matching existing drawings, reinforcement having too little or too much clear cover, and inadequate existing concrete patching materials.

  • Abstract: Marquee Tower is a 25-story residential high-rise building located at 1464 South Michigan Avenue in Chicago’s South Loop. Constructed in 2008, the building contains approximately 210 residential units, along with amenity spaces within the podium, private balconies and terraces, and an attached multistory parking garage. Commercial spaces are located along the streetscape, with the main entranceway lobby placed along Michigan Avenue.  The tower has a reinforced concrete structure, with some balcony slabs and columns exposed on the exterior, and precast concrete panels that make up a majority of the facade. In response to concerns regarding structural deterioration, water leakage, and the condition of the building’s enclosure and exterior spaces, RRJ was retained to provide design, bidding assistance, and contract administration services for a comprehensive repair program of the tower, penthouses, and parking garage. The tower repairs included patch repairs of spalls and rout-and-seal at cracking of the precast concrete panels, replacement of deteriorated concrete balcony panel anchors, traffic coating of balconies and terraces, and replacement of failed sealant joints with dual-stage sealant joints at precast-to-precast panels. To accentuate the new and improved façade, a fresh coat of paint was applied across the exterior walls. At the penthouse, a separate repair program had been implemented, consisting of an EIFS overclad of the exterior walls, window replacement, terrace concrete repairs, and new traffic coating and perimeter sealants. Following the successful completion of the tower repairs and availability of surplus project funds, RRJ designed additional repairs to the parking garage, including concrete repairs, installation of a new traffic coating membrane, and drive aisle/parking line striping. Construction commenced in March 2024 and was completed in August 2025.

  • Presentation: Radar to the Rescue: “Cracking” the Case of the Wandering Tendons

  • Abstract: During a condition assessment of a new parking facility, a pattern of cracking was observed at the underside of the slab, aligning with the banded post-tensioning regions of the slab. Additionally, there had been a recent concrete blowout at the slab underside. The client wanted to know what was causing the damage, so a program of nondestructive testing was performed to try and identify the source of the cracking and blowout, whether the conditions were related, and how to repair the structure.
